What Does a Section 137B Report Cover?

An owner-builder is a property owner who chooses to construct or renovate a home on their own land, without being in the business of building. A genuine owner-builder undertakes the project with the intention of living in the property once the works are complete, rather than selling or renting it straight away. To qualify, the person must also be the legal owner or title holder of the property.

Our inspections list all visible defects and conditions of the property, including but not limited to:

  • Site drainage & footings
  • Frame, subfloor, internal and external walls
  • Internal ceilings & roof conditions
  • External roof, doors, windows & flyscreens
  • Plumbing, drainage & fixed appliances
  • Floor and wall tiling, built-in fittings & joinery
  • Fireplaces or solid fuel heaters
  • Driveways, paving, retaining walls, fencing
  • Garages, carports, workshops, swimming pools or spas (when part of the building contract)

In addition, a copy of any building permits, occupancy permits or certificates of final inspection must be attached to the report.
